Urban Hallmark Sdn Bhd officially launched its latest landed residential development named Botanik Point in Taman Zooview, Ampang Jaya, on Tuesday. The project has a gross development value of RM96 million.

Situated adjacent to the Ampang Forest Reserve, the 1.78-acre strata-titled Botanik Point will offer 46 units, of which four will be three-storey semi-detached homes and the remaining 42 units will be town villas. The semidee units will offer a land size of 38ft by 50ft and built-ups of 5,500 to 5,800 sq ft. These units are priced from RM4.1 million. The town villas will have built-ups from 2,200 to 2,900 sq ft. These units will be priced from RM1.6 million.

The developer will conserve about 30% of the 1.78-acre site as a green lung, which will be retained as a nature reserve and will become a private forest area for residents of Botanik Point.

“We could have developed up to 108 units on this site. Instead, we chose to build 46 units only. That decision was made in the best interest of future house owners. A low density development allows the luxury of space and comfort, greater privacy and stronger sense of exclusivity,” Urban Hallmark founder and director Datuk Jeffrey Ng told the press in the official launch event on Tuesday.

Officiating the launch, Housing and Local Government Minister Nga Kor Ming called on the industry to aggressively prioritise ecological preservation over conventional land clearing practices in future developments, aligning tightly with Malaysia’s sustainable urbanisation agenda.
